Mont Blanc Estate Hits $24 Million in Record Emerald Coast Sale

A private, off-market deal for the Mont Blanc estate in Seagrove Beach has fetched $24 million, setting a historic price ceiling for the region. The transaction for the 146 Montgomery Street property marks the highest sale ever recorded for a single-family home without an HOA along the Emerald Coast.

This latest closing is the third time since 2020 that the residence has reset local market benchmarks. The property previously traded for $14 million in 2020 and $18 million in 2022, a trajectory that highlights intense demand for legacy assets. Lauren Boger of The Nick Phillips Group at Scenic Sotheby's International Realty, who represented the buyer, noted that the home’s scale and gulf-front setting remain unmatched in the current market.

Completed in 2019, the 9,051-square-foot residence features Greek Isles-inspired architecture, white stucco exteriors, and interiors curated by designer Robin Rains. The four-level home includes 90 feet of private gulf frontage, two swimming pools, and expansive terraces. The buyers, moving from a gated community, specifically sought the property for its combination of autonomy and high-end privacy. This shift underscores a broader trend among ultra-high-net-worth individuals who increasingly prioritize architectural significance over the rigid regulations typical of gated coastal neighborhoods.
