The transaction marks a successful exit for the Denver-based firm, which utilized targeted capital improvements to drive performance in a cooling real estate market.

The sale of Griffis North Creek underscores a period of high performance for the Denver-based operator. By focusing on site-specific capital upgrades and internal management initiatives, the firm achieved Net Operating Income growth nearly triple the rate recorded by the NCREIF Property Index for the Seattle region. This 50% increase in NOI occurred alongside a sustained rise in resident satisfaction scores.

Jim DiRienzo, Senior Vice President of Investments, credited the firm’s long-term reliance on low-leverage, fixed-rate financing for maintaining stability despite rising interest rates and increased regional supply. Griffis Residential currently oversees a $3.8 billion portfolio across high-growth innovation hubs, leveraging a 40-year track record to navigate fluctuating market cycles.
