The newly acquired Class A industrial property is fully leased to a single tenant and features modern specifications, including 40-foot clear heights, ESFR fire suppression systems, and extensive dock infrastructure. Located in Whitestown, Indiana, the site benefits from the region's position as a major domestic distribution nexus, offering interstate access that allows for one-day delivery to over 80% of the U.S. population. The Indianapolis market remains a primary target for institutional investors due to its deep labor pool and existing infrastructure, which already hosts major operations for companies like Amazon, FedEx, and Home Depot.
Allan Swaringen, President and CEO of JLL Income Property Trust, noted that the industrial sector continues to act as a key performance driver for the fund, maintaining stability despite broader valuation corrections. Following this transaction, industrial assets now represent 38% of the REIT’s $6.9 billion investment portfolio, comprising 64 properties. The firm continues to prioritize such assets to capitalize on what management describes as a period of sustainable growth within the warehouse sector.
