With approximately 5,500 residential mortgage loans hitting the market, the U.S. Department of Housing and Urban Development is preparing to auction off its non-vacant and vacant Home Equity Conversion Mortgage portfolios, signaling a significant shift in the agency's management of properties where original borrowers are deceased.

HUD Schedules Multi-Million Dollar HECM Loan Sales for Late 2026

The upcoming sales, designated HNVLS 2026-1 and HVLS 2027-1, involve first-lien mortgage loans on one- to four-unit residential properties. The first auction, scheduled for September 1, 2026, covers roughly 1,500 loans with a total balance nearing $454 million. A secondary, larger sale tentatively set for October 2026 will include 4,000 vacant properties.

Participants must navigate new regulatory hurdles to finalize bids. All interested entities are required to provide formal attestation of compliance with Executive Order 14376 and Title X of the 21st Century ROAD to Housing Act. These provisions, intended to prioritize individual homeowners over institutional investors, reflect the agency's current mandate under the "Home-Ownership for Main Street America" policy.
