EQT Real Estate Buys 5.2 Million Square Foot Southern California Portfolio

EQT Real Estate has finalized the acquisition of a 32-building logistics portfolio from Rexford Industrial Realty, Inc., securing 5.2 million square feet of industrial space across Southern California. The deal targets high-demand corridors near the Los Angeles and Long Beach ports, currently serving 36 diverse corporate tenants.

The assets are split across five key submarkets. More than half of the square footage occupies infill locations in Los Angeles, Orange County, the San Gabriel Valley, and South Bay, all situated within 25 miles of the major San Pedro Bay port complex. The remaining 46% sits in the Inland Empire West, strategically positioned along major freight corridors near Ontario International Airport.

Industrial occupancy in these coastal markets remains exceptionally tight, hovering between 93% and 94% with minimal inventory growth in recent years. The portfolio currently boasts a 96% occupancy rate with a weighted average lease term of 2.7 years. Tenants include companies operating in the aerospace, fashion, electronics, and automotive sectors.

Matthew Brodnik, Global Chief Investment Officer at EQT Real Estate, noted that the acquisition leverages the region’s extreme supply constraints and durable, port-driven demand. Gardner Ellner, Managing Director of US Logistics, added that the diverse tenant base provides a stable income foundation, with the firm planning to actively manage and deepen relationships as existing leases expire.
