The site, located at the intersection of Ashtabula Avenue, Vindale Road, and Addison Street, offers direct connectivity to Loop 375 and international border crossings. By targeting logistics and manufacturing tenants, the firm capitalized on the region's nearshoring momentum, which has placed significant pressure on outdated industrial inventory.
Chris Martin, SVP of Southwest Industrial Development & Acquisitions, noted that the project was initiated in 2021 based on a stark market reality: the local industrial landscape was dominated by facilities dating back to 1989, with very few modern buildings offering 32-foot clear heights. Despite breaking ground in 2022 without pre-leased tenants, the firm pushed through four construction phases. The project has now been fully delivered, with the final phase transferred to an institutional investor under a forward purchase agreement.
