Situated at 5801 Duke Street, the project—led by Foulger Pratt, Howard Hughes Communities, and Seritage Growth Properties—is intended to serve as a long-term economic anchor for the city. Van Metre plans to construct three-story townhomes on Blocks L and M, each equipped with private garages and front and rear terraces. These units are designed to integrate into a neighborhood focused on walkable streets and public green spaces.
Kevin Campbell, president of land at Van Metre Companies, identified the site as a strategic play, noting that early entry into the development allows the firm to capitalize on the surrounding infrastructure, which includes a new hospital campus and significant residential density. The location offers proximity to I-395 and I-495, placing residents within a 20-minute drive of Old Town Alexandria, downtown Washington, and Ronald Reagan Washington National Airport.
Van Metre intends to open early access for prospective buyers by mid-2027, ahead of the formal community launch. While specific floorplans and pricing remain under wraps, the company is managing the site as part of its broader strategy to secure positions in transformative multi-phase developments across the Mid-Atlantic region.
