The 300-unit Kingswood Senior Living community in southern Kansas City has shed its traditional entrance fee structure, adopting a simplified rental model following an acquisition by Lapis Advisers, LP. This shift marks a significant operational pivot for the 30-acre campus as it prepares for a series of facility-wide upgrades.

The transition to a rental-only model aims to lower the barrier for prospective residents while maintaining the facility's full spectrum of care, which includes independent living, assisted living, memory care, and skilled nursing services. Management is pairing this financial restructuring with a capital improvement plan, with the first phase of renovations—covering flooring and roofing—slated for completion in early September.

Executive Director Sergio del Pino emphasized that the core mission of providing comprehensive healthcare remains intact despite the change in ownership and business model. Kauhale Health, the management firm overseeing the property, has hinted at further developments in the coming weeks. For current residents, the focus remains on the community’s social fabric; as long-term resident Dori Bader noted, the facility's value is defined less by its physical structure and more by the daily engagement of its occupants. Lapis Advisers intends to continue reinvesting in the campus to modernize the aesthetic and functional appeal of the grounds.
