The 25,400-square-foot neighborhood center, currently 94% occupied, serves as a strategic addition to the Chapel Hill firm's collection of open-air properties situated in key regional markets.

Constructed in 2006, the asset sits along U.S. Highway 250, roughly one mile from Interstate 71. The property benefits from its proximity to a Walmart Supercenter and other major retailers, including ALDI and The Home Depot, which drive consistent consumer traffic. Long-term stability is anchored by a tenant base where more than 28% of the occupants have remained in place for over 15 years.

Ashland serves as a regional hub for north-central Ohio, supported by a diverse economy that includes manufacturing, healthcare, and the 6,000-student Ashland University. With over 48,000 residents living within a 10-mile radius and an average household income near $85,000, the location provides a reliable consumer base for the center's service-oriented businesses. Tom Hahn, president and CEO of Prudent Growth Partners, noted that the acquisition fits the firm’s focus on stabilized assets with clear potential for value creation. The transaction was completed using conservative financing, with capital reserves set aside to support future building improvements and leasing operations.
