CEO Eric Mendelsohn attributes the performance to an aggressive expansion of the company’s Senior Housing Operating Portfolio (SHOP), which saw $854.8 million in invested capital—a 137% jump year-over-year. This pivot toward direct operation of senior housing facilities has driven a 188% increase in total SHOP net operating income compared to the second quarter of 2025. The company’s decision to divest from its legacy NHC portfolio provided the liquidity necessary to reduce leverage and fund these newer, private-pay investments.
While the company continues to reshape its footprint, it also signaled confidence in its long-term financial health by raising its quarterly cash dividend to $0.94 per share. With a consolidated net debt to adjusted EBITDA ratio of 4.1x, NHI remains well within its target range, positioning itself to pursue an additional $420 million investment pipeline. Looking ahead, the firm expects to capitalize on demographic trends supporting senior housing, supported by a bolstered balance sheet and a newly appointed leadership team focused on asset management.
