The United States remains the primary engine for this development, with concentrated activity in Northern Virginia, Texas, California, and the Pacific Northwest. Simultaneously, Canada is emerging as a strategic expansion hub, attracting interest due to its favorable climate and access to renewable energy resources.
The AI Infrastructure Shift
Major technology firms including Amazon Web Services, Microsoft, Google, Meta, and Apple are centralizing their efforts on purpose-built campuses. These facilities are increasingly equipped with high-density GPU clusters and liquid cooling systems to manage the heat generated by modern AI hardware. A prime example is Microsoft’s Fairwater facility in Wisconsin, which launched in 2025 to support large-scale NVIDIA GPU deployments. As these operators scale, access to clean power has transitioned from a corporate responsibility to a competitive necessity. Companies are now securing large-scale solar and wind power purchase agreements to offset the massive electricity requirements of these sites. For instance, Meta recently committed to 850 MW of solar power across three states to reinforce its operational sustainability. Beyond power, the region is also expanding its digital footprint through 27 upcoming subsea cable projects, cementing North America's role as a global interconnection hub for international data traffic.
