Kin Expands California Coverage Amidst Regional Insurance Retreat

As major insurers continue to limit their footprint in California, Chicago-based Kin is expanding its local presence. The firm announced today the addition of condo (HO6) policies and flood insurance endorsements, targeting property owners who have been increasingly forced toward the state’s costly, last-resort FAIR Plan.

The expansion follows a period of industry-wide withdrawal from the California market, a trend intensified by the catastrophic wildfire losses of January 2025. With more than 684,000 residents now relying on the California FAIR Plan for basic coverage, Kin is positioning itself to serve segments of the market that traditional carriers have deemed too risky. CEO Sean Harper stated that the decision to offer condo and flood protection is a direct response to consistent customer demand and a lack of viable alternatives for homeowners.

For condo owners, the new policies offer an alternative to the shrinking pool of traditional providers. Kin’s underwriting process differentiates itself by accounting for specific wildfire mitigation measures, such as defensible-space clearance and the installation of protective water and fire devices. This approach aims to support owners who have been previously excluded due to short-term rental activity or older electrical infrastructure.

Simultaneously, the introduction of a flood insurance endorsement addresses a critical coverage gap. While the California Department of Water Resources estimates that over 7 million residents face meaningful flood risk, only a fraction of those in high-risk zones hold active policies. Kin’s new endorsement integrates directly into existing home policies, bypassing the 30-day waiting period often required by the National Flood Insurance Program. By aligning flood coverage limits with the homeowner's primary policy, the company intends to provide more comprehensive protection than standard private add-ons, which often carry restrictive sublimits.
