Mill Creek Breaks Ground on 330-Unit Modera City North in Phoenix

The wrap-style development, located at 20711 N 54th Street, positions residents near the Loop 101 corridor. This transit artery provides direct access to corporate employers including American Express, Mayo Clinic Hospital, and Axon. The site sits adjacent to the 1.2 million-square-foot Desert Ridge Marketplace and the High Street mixed-use district, integrating the community into an established retail and dining ecosystem.

Brandon Finnie, vice president of development in Arizona for Mill Creek, cited the project’s balance of metropolitan access and quiet living as a primary driver for the build. The community will feature floor plans reaching 1,450 square feet, outfitted with quartz countertops, wood-style flooring, and private balconies. Residents will have access to a suite of amenities including a resort-style pool, coworking spaces, and EV-charging stations in the parking garage. The project is currently targeting an NGBS Silver Certification to meet modern sustainability standards.
